Moving Clients Ask, Will My Commercial Realtor Help With Moving Services?

commercial real estate broker referralsThis is a question we hear sometimes from customers who’ve called us for moving and relocation services – “will my commercial realtor provide me with moving services?”

The answer is most likely, “no.” 

They may recommend you to a commercial moving company, or provide a few referrals for you, but they most likely don’t offer ‘moving’ as part of their core services.

Your realtor (if you’re even using one to source office space for you) is going to work with you to understand your office space requirements and then try to find you new corporate space that matches up closely to your needs.

What will a broker help me with?

As VanEd nicely puts it in their article, What Does a Commercial Real Estate Agent Do?… commercial real estate agent’s job in the industry is to assist in the lease, management or sales of property, and to advise our clients of their best courses of action when deciding how to invest in or improve real property or a commercial asset.

In his article, 15 Reasons You Need a Tenant Rep Broker, Dan Catalano of iOptimize Realty dives deeper.

“Your tenant rep should be an expert in the local market and, if you’re working with a national or regional rep, he or she should have a network of local experts in place. In either case, local expertise means that your broker will have access to a wide range of spaces. Then, he or she will winnow them down to find the potential ones to suit your specific needs. Once you have that list, you can begin the process of touring spaces, sending out requests for proposals, negotiating leases and, eventually, moving into your company’s new space.”

That expertise should hopefully include close relationships with commercial moving companies and office furniture installation companies that can actually handle the “move-in.”

Whether your agent provides referrals or not, it’s always a good idea to get 2-3 estimates for commercial moving services. Some companies here in Tampa are better suited to working with your move specifications that others are. Some moving companies may be booked out and won’t be able to meet your move date. Residential movers won’t have the experience, resources or manpower that may be needed. Most moving companies won’t be able to correctly breakdown and then reassemble expensive cubicles and desks correctly. There is certainly a lot to consider.
